Understanding the Common Timeline for New Home Builds

In this blog, the team at Davis Made Building breakdown the common timeline for new home builds across Mount Eliza, Red Hill, Mornington Peninsula and beyond!
 

Site Clearing & Preparation

The first week or weeks (depending on the land) will be dedicated to preparation for the new build. This is done to prevent any obstacles cropping up down the track that could impair operations, and this can range from the more technical needs, such as soil testing, to the more expected processes, like site-levelling. Once all of this clearing and excavating has been completed, your builders will finish by creating an outline of the floorplan with stakes in the ground.

Introducing the Innards

With the foundational structures in place, builders can begin introducing the innards that will transform the property into your new home. This includes bringing in the crucial mechanics such as plumbing and electrical systems, and heating and cooling devices. Homes looking to add a bit extra, such as sophisticated security systems, home automation devices, or solar panels will also have these introduced at this stage. Once this is completed, you will see the walls closed up first with insulation, followed by drywall, and then a few coats of paint.

Fit-Out and Fixing (Lock-Up)

This stage is known as the ‘lock-up’ stage, as your property will have remaining walls, windows and doors capable of being locked to protect what’s inside from intruders. With this in mind, various tradies and professionals can be invited in to complete the fit-out, such as flooring, cabinetry, mouldings, appliances – all of those little details that will finalise the transformation into a stunning, liveable space.

Practical Completion

Walls are flushed with colour, appliances are up and running, and all of the little features you requested have been installed. Your builders will take you for a walk through your new home, inspecting every last detail to ensure your satisfaction. When you see everything is to your liking, the only thing left is moving!
