Our Process

A clear path from first call to handover.

A custom home should feel guided, not guessed. Here is exactly how we work, and why it protects your budget, your timeline and your peace of mind.

Step 01

Initial Contact

You reach out via phone, the website or a referral. We begin with a detailed conversation and a comprehensive questionnaire to understand your scope, budget range, timeline and level of finish before progressing.

Step 02

Preliminary Agreement & Cost Analysis

A paid cost analysis (typically $2,000–$5,000) over four to six weeks. We obtain pricing directly from suppliers and trades rather than relying on generic rates, creating an accurate, transparent understanding of cost, scope and timing.

Step 03

Cost Review & Planning Meeting

We meet to review inclusions, exclusions, budget structure, program and realistic start dates. Questions are addressed properly and decisions are made with full information.

Step 04

Contract & Pre-Construction

A fixed-price building contract is issued based on the agreed scope. All selections, approvals, documentation, deposit and program are confirmed before commencement. Nothing proceeds until everything is clear.

Step 05

Construction

Your project is managed against the agreed program with regular meetings, consistent site management and clear communication. Any required changes are discussed, priced and documented before work proceeds.

Step 06

Handover

We conduct a walkthrough to identify any items requiring attention. Once agreed items are addressed and our standards are met, handover is completed, protected by a 10-year statutory warranty under Victorian legislation.

Our Variations Promise

No unpaid surprises at the end.

Variations are where many builds quietly blow out. We handle them differently.

  • Every variation is in writing
  • Every variation is priced before work is completed
  • Variations are approved before work proceeds
  • No unpaid variations waiting for you at handover
Built On The Peninsula

Local knowledge, fully covered.

We hold the licences and insurances that protect your project (domestic builder licence, public liability, contract works and workers compensation), and we require the same of our subcontractors.

Two decades of building locally means we understand Peninsula sites, coastal conditions, councils and the lifestyle our clients are building for.
